Documents to Check Before Buying a Plot in Udaipur – Complete Checklist

Buying a plot is one of the biggest financial decisions for most families. In Udaipur, where the city is expanding quickly into new areas, checking documents properly is the single most important step. This checklist covers what you should ask for and verify before paying a token or signing anything.
1. Title Documents – Who Owns the Plot?
- Registered sale deed / registry in the seller’s name
- Patta / lease deed issued by UIT / UDA, Nagar Nigam or the relevant authority
- Chain of previous sale deeds to see how ownership passed over the years
- Mutation (namantaran) showing the seller’s name in records
Match the seller’s name, plot number, size and boundaries on every document. Any mismatch should be cleared before you go ahead.
2. Land Use & Approval Documents
- Conversion order (90-A) if the land was originally agricultural
- Approved layout / site plan of the colony showing your plot
- Scheme approval for plots in UIT / UDA schemes
- For commercial plots – confirm the plot is approved for commercial use

3. Land Records
- Jamabandi (record of rights) and khasra number details
- Check that the khasra in the documents matches the land on site
- Rajasthan land records can be viewed on the Apna Khata portal
4. Loans, Dues & Disputes
- Non-encumbrance – make sure the plot is not mortgaged
- Latest lease / UD tax and other dues receipts
- Confirm there is no pending court case or family dispute
- If the seller has a loan on the plot, the bank’s NOC / closure letter
5. On-Site Checks
- Visit the plot and measure it against the layout plan
- Check road width, plot facing and access
- Ask about water, electricity and drainage availability
- Talk to neighbours about the colony and any issues
6. At the Time of Registry
- Sale agreement with clear payment schedule and possession date
- Payments through bank transfer / cheque with receipts
- Stamp duty and registration at the sub-registrar office
- Apply for mutation in your name after registry

Frequently Asked Questions
Where can I check land records in Rajasthan online?
Rajasthan land records such as jamabandi and khasra details can be viewed on the state’s Apna Khata portal (apnakhata.rajasthan.gov.in). Registered document details can be searched through the Rajasthan e-Panjiyan (IGRS) system.
Should I pay a token before checking documents?
It is safer to see copies of the key documents – sale deed / patta, conversion order and approved layout – before paying any significant token. Always take a written receipt for any token amount.
Do I need a lawyer to buy a plot?
For most purchases it is wise to get the documents checked by a property lawyer, especially for high-value deals or land with a long ownership history. Your bank will also do a legal check if you take a loan.
